Stand anywhere in Miami Beach and you are most likely standing on ground that people put there. The barrier island began as a thin sandbar and a tangle of mangrove, and it became a city only after John Collins, Carl Fisher, and the Lummus brothers dredged the bay and filled the marsh in the years around 1915. The Star, Palm, Hibiscus, and Venetian Islands on today's map are largely man-made. When the land itself is a human creation, the record of who owns which piece of it stops being a formality and becomes the whole point.

That made island took a famous turn in the 1930s, when a burst of new construction left it with the largest concentration of Art Deco architecture anywhere in the world. The stretch along Ocean Drive and Collins Avenue became the first twentieth-century neighborhood placed on the National Register of Historic Places, rescued from demolition by a small and stubborn group of preservationists. The pastel hotels are beloved now, and for an owner they also carry a practical message: a historic designation shapes what may and may not be done to a building, and that is the sort of thing you want understood before you buy, not discovered halfway through a renovation.

Above almost everything else, Miami Beach is a condominium market, and a great many of its buildings have stood for decades. Buying a unit means buying into the association that runs it, which means reading that association's records with care: its finances, its assessments, its governing documents, its reserves, and everything it is bound to disclose. The association's estoppel certificate then confirms exactly what is owed at closing, to the dollar, before any funds move. A thorough closing pulls all of that into daylight so nothing surprises you once the keys have changed hands.

The oceanfront and bayfront parcels bring the familiar coastal questions about boundaries, seawalls, and what the survey actually reflects, including whether the seawall, a dock, or a deck sits exactly where the record says it does. Any such issue, once found, is raised as an exception in the title commitment and resolved before closing. On a building that has stood for decades, the search also confirms there are no unpaid municipal charges or open permits left behind by earlier work, the kind of thing that can otherwise surface as a lien after the keys change hands. Like the rest of South Florida's most coveted addresses, the island draws international and cash buyers whose transactions move best in experienced hands. This is simply the texture of a Miami Beach deal, and it is exactly why careful title and escrow work earns its cost.

None of that machinery means much without people you can actually reach, and that is where we come in. Union Title Services is a boutique, family-owned firm that has been handling Florida closings since 1985, counsel-led through the affiliated Law Offices of Thomas G. Sherman, P.A., issuing owner's and lender's policies through Commonwealth Land Title and First American. What separates us is plain: the people who answer our phones are the people working your file, and the lawyer is in the same office rather than another city. For a Miami Beach deal with an older building or an out-of-country buyer, that direct line matters far more than most people expect until the day they need it.

We are based in Coral Gables and we close across Florida, and whether the contract is for a studio on Ocean Drive or a bayfront house on one of the islands, the work behind it is the same: confirm the record, clear what needs clearing, and protect what you are buying. When a Miami Beach closing is on your calendar, we would be glad to walk it through with you. Our number is (305) 444-4508.
