We answer the phone in Coral Gables every morning, from an office at the corner of Almeria and Galiano, in the city George Merrick drew up a century ago. The firm was founded here in 1985 and has worked from this Almeria address since 2006, a few doors from where it started. Four blocks east stands the 1927 limestone rotunda of City Hall; six blocks south runs Miracle Mile; a short drive away sit the Biltmore and the Venetian Pool, carved in 1924 out of an old coral-rock quarry. These are not landmarks we travel to see. They are the corners we turn on the way to a closing. The City Beautiful is not a market we cover. It is home, and it has been for forty years.

There is a small irony in the name itself. The coral in Coral Gables is not coral. The ground underfoot is oolitic limestone, and the city took its name only because Limestone Gables did not have the same ring. We point this out because it is the whole job in miniature. Title work is about what a piece of land actually is, what sits on it, and what runs with it in the public record. Knowing this ground, and reading the record tied to it, is the entire discipline.

We close in Coral Gables week in and week out: mostly residential purchases, a steady stream of commercial deals, and the occasional refinance, across the full range the city produces, from a Historic District bungalow to a Granada or Riviera estate. Much of that work arrives through brokers, lenders, and associations who have been sending us their closings for years, which tells you most of what you need to know about how the files turn out.

Coral Gables also carries history that newer Florida cities simply do not. A great many properties sit inside the National Register historic district, and a great many more are bound by recorded covenants and unity-of-title declarations that trace straight back to Merrick's original plan. Those instruments live in the chain of title, and they shape what a buyer is actually taking on. They are a separate matter from the City's design and architectural review, which governs what may be built or altered; the recorded covenant and the regulatory board are two different layers, and we keep them straight. A covenant, a declaration, or a historic designation is something we read closely, explain in plain language, and raise as an exception in the title commitment, so that nothing surfaces as a surprise after recording.

The city also draws a heavily international buyer pool, which brings foreign sellers, FIRPTA withholding, and entity-authority questions into a routine month's work. We close in English and Spanish, so that no one has to negotiate the most important paperwork of the year in a second language. And because Florida sets title insurance premiums by law, the rate is identical at every title agency in the state. What differs is the search, the examination, the escrow, the closing, and the people doing the work. We issue owner's and lender's policies through two of the country's largest underwriters, Commonwealth Land Title and First American, so the coverage behind your closing is national even when the hands on the file are local.

That is where a boutique firm earns its keep. A cloud on the chain of title, an heirship gap, a difficult survey, an entity that needs untangling: all of it is handled in-house by the affiliated Law Offices of Thomas G. Sherman, P.A. The people who answer the phone are the people working your file, and the attorney is down the hall rather than across the country. It is the reason a closing date set on Monday tends to hold by Friday, even when a file turns out to have more moving parts than the contract let on.

Our reach does not stop at the city limits. From this one Coral Gables office we handle closings in every county in Florida, for buyers, sellers, lenders, and developers, on everything from a first home to a nine-figure development. But Coral Gables is home, and it has been for four decades.
