Doral Title Company

Doral is named for two people who never imagined a city. In the late 1950s a New York couple, Doris and Alfred Kaskel, bought a few thousand acres of Miami-Dade swampland and built a golf resort on it, stitching their first names together, Dor and Al, into a word that did not exist before. The resort came first; the city took far longer. Doral did not incorporate until 2003, which makes it one of the youngest municipalities in the county and one of the fastest-growing, a place that went from cow pasture and fairway to a dense grid of new neighborhoods within a single lifetime.

That youth shapes nearly every transaction here. Doral is largely a market of new construction and planned communities, which means most purchases run through a homeowners' or condominium association, and the documents that govern those communities are a real part of what you are buying. Reading the association's records, its finances, its assessments, and its disclosures, is the part of a closing that keeps a brand-new home from coming with a secondhand problem. The records on a newer property tend to be cleaner, which helps, but the diligence still matters: a careful title search confirms the chain of title and raises anything out of place, an unreleased lien, an easement, a builder's claim, as an exception in the title commitment, to be cleared before closing and backed by the owner's and lender's policies we issue through Commonwealth Land Title and First American. On brand-new construction that means watching for builder or supplier liens and confirming the developer has properly turned the property over, and on a financed purchase it means folding the lender's requirements into the same timeline.

Doral is also one of the most international cities in South Florida, with such a large Venezuelan community that locals affectionately call it Doralzuela, and it sits beside Miami International Airport as a hub for trade and logistics. That brings a steady flow of cross-border buyers and a healthy volume of commercial and industrial property, and both reward an escrow run by people who have handled many such deals and who document entity and trust ownership correctly the first time. Confirming a company's authority to buy or sell, that it is in good standing and the signer is empowered to bind it, is the kind of detail that keeps a transfer from unraveling later.

New construction, association-heavy communities, and cross-border buyers are squarely the work a boutique, counsel-led firm does best. Union Title Services has been closing Florida transactions since 1985, family-owned and led through the affiliated Law Offices of Thomas G. Sherman, P.A. The counsel-led part is what matters most in a market like Doral, where a question about association documents, a builder's paperwork, or a foreign buyer's authority can turn up at any point: an attorney is part of your file from the start, not a referral you go searching for later.

Florida sets title premiums by law, so the rate is the same everywhere; what differs is who handles the file. When you call our Coral Gables office, you reach the people actually working your file, with the lawyer in the same building rather than another area code, and closing funds moved securely with wiring instructions confirmed by voice. We close throughout Florida, and a Doral townhome, a gated single-family home, and a commercial parcel all get the same attention to the record. If a Doral closing is on the horizon, the best time to reach us is early, while there is still room to clear the small things before they grow. Call us at (305) 444-4508.
